Structural interventions, improvements to the building envelope or fire protection measures can receive up to 8,000 euros per home, with a maximum of 40% of the cost.<\/p>\n<p style=\"font-weight: 400;\">For building-level accessibility, installing lifts, ramps, stairlifts or safety systems can reach 13,000 euros per home, rising to 18,000 or 20,500 euros when a resident has a disability or is over 65, and up to 22,000 euros per home when full universal accessibility is the goal, with coverage of up to 70% of the cost, or 80% when a resident has a disability or is over 65.<\/p>\n<p style=\"font-weight: 400;\">These grants can be requested by owners, usufructuaries, homeowners&#8217; communities and associations, housing cooperatives, leasing or concession companies and public administrations, provided the building was completed before 2006 and has an up-to-date building book.<\/p>\n<h2><strong>Grants to Renovate Empty Homes for Rental<\/strong><\/h2>\n<p style=\"font-weight: 400;\">There is also a specific support line to encourage the renovation of empty homes so they can be offered for social or affordable rent. The grant can reach 30,000 euros in financing, rising to 35,000 euros in municipalities or population centres of 10,000 inhabitants or fewer.<\/p>\n<p style=\"font-weight: 400;\">To access this grant, the home must have been empty for at least two years and must remain in residential rental use for at least five years after renovation, at a reference price aligned with the State Reference System for Housing Rental Prices (SERPAVI).<\/p>\n<h2><strong>Personal Income Tax Deduction for Energy Renovation<\/strong><\/h2>\n<p style=\"font-weight: 400;\">Beyond direct subsidies, anyone who carries out an energy renovation on their main residence can benefit from personal income tax deductions, with the percentage depending on the energy improvement achieved. The deduction is 20% when the works reduce heating and cooling demand by at least 7%, 40% when non-renewable primary energy consumption is reduced by at least 30% or the energy rating improves to an A or B, and 60% for energy renovation works on residential buildings that meet these same improvement requirements.<\/p>\n<p style=\"font-weight: 400;\">The maximum annual deduction base is 5,000 euros, although for residential buildings any excess can be deducted over the following four tax years, up to a maximum accumulated base of 15,000 euros.
